Course Description
Provide a “deeper dive” into the application of the sales comparison approach (SCA) and income approach (IA) in appraising the 2–4-unit properties, especially as relates to using the GSE forms. Real-life examples will be used in identifying and supporting applicable adjustments and reconciling all units of comparison in the SCA and properly estimating and reconciling market rents and GRMs in IA.
The objective of the class is to equip attendees with a greater understanding of how to correctly apply the sales comparison and income valuation techniques in valuing 2-4-unit properties.
Instructor
Joe Ibach, MAI, is the founder of Dakota Appraisal & Consulting, Ltd. in Bismarck, North Dakota. Joe, now in his 50th year, has extensive appraisal experience in most property types. Most of his present work is concentrated in litigation support and estates. Joe served as a board member of the North Dakota Real Estate Appraiser Qualifications & Ethics Board for 23 years, served as Board Chairman for 20 years, and from February 2019 through 2023 was the Board’s contract Director for Appraiser Investigation and Review Services. Having been involved with the Association of Appraiser Regulatory Officials (AARO) since near its inception, he served as its 2021 and 2022 President. He was the 2019 President of the North Dakota Appraiser Association (NDAA,) a former board member of the North Star Chapter of the Appraisal Institute, and is now a board member of the WYDAK Chapter. Married 52 years to his wife Kathy, Joe enjoys traveling, jogging, skiing, snow shoeing, pontooning, and weekly Sunday dinners with his two daughters, sons-in-law, and four grandchildren.
