This seminar is designed to refresh and expand on the expertise of a real property appraiser, in the collection and verification of data for the sales comparison approach. Techniques used by residential appraisers can also be used by commercial appraisers, and other real estate professionals are integral components of the data collection and verification processes. The overall appraisal process is reviewed, and there are several detailed examples of how the specifics of an assignment can alter the data collection and verification needs.

Objectives:

Upon completion of this course, the participant will be able to identify:

· The purpose of the APB

· The influence of USPAP on the sales comparison approach

· The importance of Scope of Work

· Different types of data and its collection

· The verification process

· The importance of credible assignment results as the goal of an appraisal assignment

About the Instructor:


Susanne Barkalow holds a Certified Residential Real Property License from the state of Minnesota, and the ASA and IFA designations from the American Society of Appraisers. She has been an active participant in the appraisal profession, including serving on the national Governing Board of the National Association of Independent Fee Appraisers and on the Minnesota Appraisal Advisory Board. She is an active member of the St Cloud Association of Realtors, serving on the education and diversity committees, as well as being elected to the MLS Board. Susanne holds the Certified Distance Education Instructor (CDEI) certification. She serves on the St Cloud Zoning Board of Appeals, the St Cloud city Board of Review, and the Benton County Board of Review and Equalization. Over the last 20+ years she has taught classes for appraisers throughout Minnesota, as well as in about 30 other states. In addition, she has taught classes for Minnesota real estate agents and assessors.

NOTE: To receive CE credit, you will have to have a working camera and audio on your internet connected computer. The session monitor must be able to see each of the students and verify that they are participating at all times throughout the seminar.
